MINOR BOILER SERVCE
Our minor boiler service includes a full safety and performance check to keep your boiler running safely and efficiently. This covers a visual inspection, cleaning the condensate trap, checking combustion readings with a flue analyser, verifying the working and standing gas pressures, and carrying out a tightness test to ensure there are no gas leaks.

MAJOR BOILER SERVCE
The major service includes everything in the minor service, plus a full strip‑down of the boiler for a deeper clean. This involves removing and cleaning the fan, burner, and condensate components, checking the electrodes, and replacing all seals. It’s designed to improve reliability, performance, and efficiency.

LANDLORD GAS SAFETY CERTIFICATE
We carry out complete landlord gas safety checks to ensure all appliances within the property meet legal requirements. A minor service can be added for an additional £45, or a major service for an extra £65, allowing landlords to keep everything compliant in a single visit.

DAYTIME EMERGENCY CALL OUT (7am-5pm)
This includes attendance and the first 30 minutes of assessment. If any parts are needed during this initial visit, a minimum £30 charge applies. After the first 30 minutes, we will have a clear understanding of the issue and can guide you on the most accurate and cost‑effective price for any further work.

EVENING/OUT OF HOURS EMERGENCY CALL OUT (5pm +)
Our evening service works exactly the same as the daytime call‑out. The £120 fee includes attendance and the first 30 minutes, with a minimum £30 part charge if components are required. Once the issue has been assessed, we’ll discuss any further costs clearly before proceeding.

TOILET UNBLOCKING
A standard toilet unblock is £90. If the toilet needs to be removed to access a blockage or to install a new pan connector, the cost is £130. For main drain blockages that require rodding or jetting, prices start from £180 depending on the severity and work involved.

Our toilet repair service is a fixed £120 and includes replacement of either the syphon, fill valve, relevant washers, and all required securing bolts and wing-nuts. Everything is fitted correctly and tested to ensure the toilet is working reliably before we leave.

Supply the shower, or alternatively we can provide one for you at cost.

ELECTRIC SHOWER REPLACEMENT
A like‑for‑like replacement is £90. If alterations to pipework or fittings are needed to fit a different model, the price is £130. This service is labour only, with the customer supplying the shower. We can also supply the shower and show examples on request. The installation is fully tested to ensure safe, reliable operation.
